Timber Sale Administration

  • Wildlife Technical Services uses a multifaceted approach to determine the most appropriate method for marketing a forest owner's standing timber

  • We are resource/asset management advocates who represent the resource/asset owner. WTSI does not buy timber or other forest products, rather we serve as agents on the owner's behalf to insure that established management objectives are accomplished in a practical, cost effective and timely manner

  • The majority of our timber sales are "marked" sales, whereby individual trees are selected in accordance with an agreed upon Harvest Prescription. Each tree marked for harvest is designated by paint spots... one below stump height and one, or more, at or above eye (or water if practical) level

  • Once marking is completed, a 100% tally of designated volume is generated, by species and product class with an estimated value of the sale based upon recent comparable sales

  • Sensitive areas, such as road buffers, streamside management zones, property/sale boundaries, etc. are identified on-the-ground. Special conditions of sale e.g., time constraints, access agreements, road use bonds, insurance requirements etc. are further identified in an appropriate and recordable Timber Sale Contract/Timber Deed.

  • Once the sale area is marked for harvest, the approximate volume/value assessed, and conditions of sale are established, the timber is ready for sale

  • Timber sales generally fall into three categories:

    1. Pay-as-cut sales - generally used in first thinning of plantations where the row and/or operator select method of harvest is utilized. Price/ton or per cord may be established by bid offering or by negotiated pricing. First thinning operations of plantations are not usually marked. The pay-as-cut basis may also be used for marked or operator-select timber sales. Prices per ton/per cord and/or per thousand board feet, by species, may be established via bid or negotiated pricing. An advance payment may be paid to the landowner, based upon a percentage of the anticipated value of the total sale, with payments due in excess of the advance generally being made on a weekly basis. Good accounting and reputable buyers are critical to the economic success of pay-as-cut timber sales.
    2. Lump sum sales- generally used when the owner wishes to receive all of his/her money at contract signing, prior to any timber removals taking place. Lump sum timber sales are generally, but not always, the result of timber offered for sale on the basis of formal competitive bids.
    3. Negotiated sales- generally used where circumstances dictate specialized equipment, extreme environmental sensitivity or site security, low volume/value timber component, time constraints, or to limit the sale to a list of preferred buyer(s).
